We have a straightforward referencing procedure that is managed by an external referencing company, FCC Paragon. To qualify, you will need to have a household income that is at least twice the annual rent. If you are currently renting, we will also require a reference from your current landlord.

In case you fail to meet the requirements, a guarantor may be required.

Renting Terms and Conditions

Holding Deposit (per tenancy): One week's rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right- to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security Deposit (per tenancy. Rent under £50,000 per year): Five weeks' rent. This covers damages or defaults on the part of the tenant during the tenancy.

Security Deposit (per tenancy. Rent of £50,000 or over per year): Six weeks' rent. This covers damages or defaults on the part of the tenant during the tenancy. 

Unpaid Rent: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost Key(s) or other Security Device(s): Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

Variation of Contract (Tenant's Request):£50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord's instructions as well as the preparation and execution of new legal documents.

Change of Sharer (Tenant's Request):£50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord's instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination (Tenant's Request): Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Frequently Asked Questions

What references do you require?

To proceed with the tenancy application, we require your address history for the past three years. A credit check will be conducted on each tenant. Additionally, we will need a reference from your current landlord or letting agent (if you're currently renting), and a written reference from your employer. If you're self-employed, we will require an accountant's reference and the most recent set of submitted accounts.

What is an assured short-hold tenancy?

The lease you will be signing is an Assured Shorthold. This means that you can stay in the property for the duration of the lease, as long as you comply with all the obligations mentioned in the lease agreement. If at any point the landlord wishes to terminate the tenancy, they will be required to give you a notice of two months, to allow you to vacate the premises.

How often will the property be inspected?

We are committed to maintaining the quality and upkeep of all tenanted accommodations under our care. As part of this commitment, regular inspections are conducted to ensure the property remains in optimal condition and to address any concerns or issues you may have encountered while managing the property. Rest assured, you will be duly notified in advance when an inspection is scheduled to take place. Your cooperation and feedback are greatly valued as we strive to ensure a comfortable and satisfactory living experience for all tenants.

What happens if there is a maintenance issue?

We kindly request your cooperation in promptly notifying us of any maintenance requirements within your property. Your proactive communication is essential in minimizing any potential inconveniences that may arise. Upon receiving your notification, our dedicated agent will promptly liaise with the relevant tradespersons to address the issue with due diligence and efficiency, considering its urgency and nature.

Additionally, as a valued tenant, your assistance in taking precautionary measures is greatly appreciated. Simple actions such as turning off the water supply at the stopcock or isolating electric or gas supplies at the mains, where necessary, can greatly assist in preventing any further complications.

Can I have a pet?

You cannot have any pets unless we have permission from the landlord/ourselves in writing. You must consult us before obtaining a pet and submit a written request to have a pet stating age/type/breed.

Do I need insurance?

YES! You should consider taking out contents insurance to cover accidental damage to the Landlord’s contents, buildings, fixtures, and fittings. The landlord is responsible for insuring the building.

What deposit is required and how will I get it back?

The deposit amount is usually equivalent to 5 weeks of rent. It will be held in a government-approved deposit scheme for the duration of the tenancy. At the end of the tenancy, the deposit will be returned provided that the property is in good condition and no claims for potential damages beyond fair wear and tear have been made.

How is the rent paid?

As a tenant, it is your responsibility to ensure that the rent is paid in full and on time. To help you with this, we have facilities that allow you to set up a standing order. This means that payments will be made directly from your bank account to our designated account. Please note that you will need to cancel the standing order before leaving the property.

Who is responsible for Council Tax and other bills?

As a tenant, it is your sole responsibility to cover all utility bills, including Council Tax, unless stated otherwise in your tenancy agreement. Upon moving into the premises, it is imperative that you select a utility supplier promptly and ensure that all necessary accounts are established. Equally important is the diligent closure of these accounts upon vacating the property. Adhering to these guidelines ensures the smooth management of utilities throughout your tenancy, promoting a hassle-free living experience while fulfilling your obligations as a responsible tenant.

How much do I need to pay to reserve a property?

Once your rental application has been approved pending reference checks and contract signing, we will request a holding deposit equivalent to one week's rent. This deposit will be credited towards the total rent and deposit amount due prior to the commencement of the tenancy if you successfully pass the reference check. It's important to note that providing inaccurate or misleading information on your application, failing a right-to-rent check, neglecting to take reasonable steps to sign the tenancy agreement, or withdrawing your application without prior notice may result in the forfeiture of your deposit.
