We at Residential Links acknowledge every seller is different and has their own requirements. We pride ourselves in working to provide for clients our marketing packages that are tailored to each seller, where you will be guided by our experts that offer a regular point of contact and a proactive service.

Our team are in direct contact with property buyers through our extensive applicant database daily, allowing us to alert them of every new property the moment it becomes available.

Valuation & Consultation

A property consultation with one of our experts will provide you with a clear understanding of the marketplace and a guide price for putting the property on the market.

Our experts at Residential Links are equipped with in-depth knowledge of the process within the marketplace, which they have gained through the years of experience of working in the industry and local area.

Once you have agreed on a marketing price and have formally instructed us to sell your property, professional marketing pictures and floorplans will be taken by us to advertise. As soon as the brochure is approved and the strategy has been agreed upon, we will then expose it onto the market using all the major portals and our internal database of pre-qualified buyers.

All viewings are accompanied by one of our experts who will work with you and report back to you with feedback and interest.

All offers are made in writing and once we receive an offer, our experts will discuss with you the value of the offer and what position the buyers are in including; if they have a property to sell and if their finance arranged.

We will also discuss the best appropriate timescales for both parties and advise you of our opinion on the offer.

Sale Agreed

Once you have accepted an offer from the buyer, you will be required to instruct a legal representative to act on your behalf. We will then prepare a document of sale written to all parties involved to confirm the agreed price.

Your solicitor will then send out a draft contract to the buyer’s legal representative, who will then carry out the further enquiries before the official contract is prepared.

Throughout the progress of your sale, we will proactively manage, advise you and negotiate on your behalf. There are no legal obligations from all parties till contracts are formally signed.

Exchange of Contracts

Once all enquiries have been addressed, the draft contract approved and signed, your legal representative can request for the deposit to be transferred over. The completion date is then set through a mutual agreement.

The balance of the purchase price will be transferred to your solicitor's account shortly before, or on the day of completion.

Once the property has been vacated and the funds have been received, your solicitor will confirm completion has taken place.

Congratulations! your property is now SOLD
