Thinking of letting your home or investment property?
As a landlord, we understand that you may have concerns regarding the prospect of renting your property to a stranger. However, we assure you that with proper guidance from our team of experts, careful preparation, and precise execution, you can enjoy a valuable income stream with minimal risk. It is important to note that while not all tenancies fall under the Housing Act 1988 (as amended by the Housing Act 1996 and 2004), many risks have decreased for landlords. It is vital to know which tenancy you intend to create to ensure it is legal and executed precisely.
At Residential Links, we take pride in professionally referencing all our tenants using an external referencing agency approved by our insurance company. We also offer Landlord's protection policies if requested. The application process requires tenants to provide detailed information, including their current landlord's details, addresses, contract of employment, and a valid copy of their passport. Once referencing commences, we carry out comprehensive checks, including a voter's roll and credit checks, and generate a report within 24 hours, accepting or declining the prospective tenant. If necessary, we may request further information or a rent guarantor.
As a landlord, we want to remind you of your statutory obligations (compulsory by law) and contractual obligations, such as providing certain standards of safety and repair at your property. It is important to comply with your legal responsibilities for obvious reasons. We would like to emphasize that the Housing Act and the BUY TO LET mortgage have significantly increased the number of new landlords entering the market, providing a welcome supply of rented housing that was previously unavailable. We are here to help you navigate the process and ensure your success as a landlord.

We acknowledge that there are various reasons why one might consider renting out their home or second property. Our objective is to help you find a financially stable tenant who can meet your requirements and offer the best price as soon as possible. To increase the likelihood of finding a good tenant, we aim to create market saturation.
Our office is conveniently located next to Aldgate East Underground Station and is open six days a week. Our opening hours are from 10 am to 6 pm, Monday to Friday, and from 10 am to 4 pm on Saturday. However, our Negotiators are highly committed to their work and often go above and beyond their regular hours to ensure that our clients get the best possible service. It's not uncommon for them to work late into the night or even on Sundays to secure that all-important deal!
Initially, we will inform all potential tenants who have shown interest in your home and are registered with our agency. These tenants have reached out to us through our various advertising channels, and we keep their information updated on our tenant database. We can get in touch with them quickly via phone, email, text message, or post.
We also regularly advertise your property in local media and online platforms, which attracts new potential tenants continuously.
If it is appropriate, we suggest that you place a "To Let" sign at your property to attract potential tenants. This will help to make sure that all possible avenues for finding a suitable tenant are explored. You might be surprised to learn that many good tenants are often found by word of mouth, which is why it is important to spread the word in your community. Please note that some homeowners may be surprised by the idea of their neighbors moving, but it is important to keep an open mind and consider all possibilities.
Viewings of your property will be arranged by appointment only and must be accompanied. We advise against accepting unscheduled viewings from prospective tenants who are "just passing" by. Access arrangements with the viewers will be agreed upon at the beginning and can be revised at any time. By default, we will always accompany each viewing to ensure internal security procedures are followed and to obtain immediate feedback from the viewers. You are welcome to be present at each viewing or allow us to keep keys to your property. However, we recommend having an arrangement that allows viewing at short notice.
We make it our priority to maintain a detailed record of every viewing and keep you informed at every step of the letting process.
We would like to assure you that we will do our utmost to keep you informed of all offers as soon as possible. Our aim is to provide you with comprehensive information about the status of the prospective tenants promptly, so that you can make an informed decision.
